How The Pre Construction Process Works
Tracking And Reserving New Developments And Projects
1 Locating pre construction projects before they become available to the public is very important. Tracking projects and developments in the early stages, will improve your chance for reserving a property at the earliest possible time, and lowest possible price.Locating and reserving units in the early stages, allows you to buy tomorrow's property at todays prices.(If you would like to have information about up and comming developments e mailed to you simply click New Property Alertand Property Locator)
2 Before a developer offers units for sale, most will accept letters of intent or resevation letters. These forms help the developer determine the markets interest level in the project,and are benificial in determining future marketing, pricing, and funding actions.They are benificial to future buyers in that they secure an early position for sales offerings. Tracking projects and developments will enable you to reserve units before they are offered for sale.Developers may require a small deposit with a resevation letter. The deposit is held in escrow and refundable if the unit is not purchased.
Contracts Of Sale
When the developer has recieved the green light for selling, purchasers with reserved units will be given the first opprtunity to enter into a formal contact of sale. The developer may require a 10% to 20% down payment upon signing of the contract. Upon full execution of the contract of sale,the purchasers position is secure. It may be between 1 to 2 years before the property is completed and ready to close. Typically the developer has had several price increases over the construction period, which has raised the offering value of the property. The real estate market also may reflect additional increase in demand and price. It is during the construction period that you may consider the options of selling at closing, or living in or renting the property. Contract deed restrictions and tax issues should be considered to determine the the best option.
Property Closing
Upon completion of construction, the developer will secure all required approvals for the sale of property in contract. Once all the all approvals have been aquired, the closing dates and terms of the contract of sale will be executed. After the closing and in compliance with any deed restrictions, the new owner may occupy, rent or sell the unit at the current market value.
